Eden House Za’abeel

Overview

245 residences on the line between DIFC and Za’abeel.

Eden House is H&H’s own residential brand, tended by a resident team rather than a hotel operator — a house, not a hotel, where the staff know every name. A sculptural concrete form by dxb lab, with interiors by Tristan Auer and landscape by Vladimir Djurovic, who is also shaping the grounds at Aman Residences. Gate Village and Zuma sit across the street; Four Seasons Private Residences, The Carlyle by Rosewood and the Arts Club are steps away.

Interiors

A monochrome palette, worked in stone and oak.

Ceilings run high and glazing runs the full width, so light carries deep into every room and out onto the terrace. Tristan Auer holds a disciplined single-tone palette and lets the materials carry the room: natural stone, marble and warm wood, reflective surfaces set against matte, stone mosaics and timber detail at close range. Floors are engineered oak in living rooms and bedrooms, sanded white travertine in kitchens; bathrooms are white travertine with silver travertine features. Kitchens are fitted with integrated Miele appliances, mixers by Axor, ironmongery by Olivari.

Design

Raw concrete outside, warm rooms within.

dxb lab took the site’s original ghaf groves as the starting point: the concrete form curves rather than steps, cascading greenery breaks the elevation, and the balconies run as a rhythmic grid with curved handrails. Tristan Auer, Maison & Objet Designer of the Year in 2017, holds the interiors — he also carries The Carlyle by Rosewood in DIFC, after Hôtel de Crillon and Carlton Cannes. Vladimir Djurovic Landscape Architecture reintroduces native ghaf across the communal levels as a self-sustaining habitat, with water set through it.

Amenities

Two pools, a wellness suite, and a floor for the neighbours.

Service here reads as part of the home rather than something added to it: a resident team who anticipate rather than react, and who take the daily running of a household off your hands entirely. Housekeeping, in-residence butler, chauffeur, private chef, spa treatments and personal training are available à la carte.
